Home Buying 101

Here are the basic steps in the home buying process:

Get Pre-Approved
The first step is talking to a lender and getting pre-approved for a home loan. Don’t worry—your Realtor (that’s me!) can help you find a great loan officer. -
Choose a Realtor You Trust
Once you’re pre-approved, connect with a Realtor and share your budget. This helps ensure you’re only seeing homes that fit your price range. -
Find The One
Start the home search! Once you find a home you love, your Realtor will write up and submit the offer on your behalf. -
Offer Negotiation
If the seller accepts your offer, great—you now have an executed contract. If not, you might receive a counteroffer or need to keep looking. I’ll help you through it either way. -
Inspection Period
You’ll typically have 5–10 days (called the Option Period) to have the home inspected. This is your chance to negotiate repairs, ask for concessions, or walk away if needed. Your Realtor should be guiding you through every step here. -
Pending → Appraisal → Closing
After the Option Period ends, the home goes into Pending status. The lender orders an appraisal. As long as the appraisal meets or exceeds the contract price, we move on to closing. Time to start packing!
